How to Access and Use the Deal Analyser

  1. Open the Property File for the investment property you want to analyse.

  2. Click on the Deal Analyser button.

  3. Enter the purchase price of the property.

  4. Input the deposit amount or select a percentage of the purchase price.

  5. Enter the interest rate for your loan.

  6. Input the loan term (years).

  7. Enter the expected rental income and select the payment frequency (weekly, fortnightly, or monthly).

  8. Input the vacancy rate (percentage of time the property is expected to be unoccupied).

  9. Add expenses (e.g., council rates, insurance, property management fees) and choose their payment frequency.

  10. Select your tax rate for accurate post-tax calculations.

The Deal Analyser will automatically update all key investment metrics as you input your data.
